      The rate applies to the net amount you receive (excluding cleaning fees) and starts from 20%.

      Local Law

      What authorizations are required to rent a furnished tourist accommodation?

      There are several possible situations:

      If it’s your primary residence:
      No specific authorization is required, though it’s always a good idea to check that your condominium regulations allow short-term rentals — this will help you avoid any future conflicts 😁

      In all other cases:
      You must apply for a change-of-use authorization (“autorisation de changement d’usage”).
      The different cases are detailed in the following questions.

      I want to rent out my entire primary residence in Nice — what can I do?

      You can do this without requesting a change-of-use authorization from the Métropole de Nice.
      In this case — and only this case — the law allows you to rent your main residence for up to 120 nights per year (this limit will be reduced to 90 nights starting in 2026).

      However, you must declare this activity to the Tourist Tax Department (Service de la Taxe de Séjour).

      Also, make sure your condominium regulations allow short-term rentals, often referred to as “Airbnb rentals.”


      Our concierge service can also take care of renting out your primary residence for up to four months, provided it meets our location and quality criteria.

      I own a rental property in my own name — how can I rent it out as a short-term rental in Nice?

      You are the owner, as a private individual, of an investment property (not your primary residence and not held through a company such as an SCI or SARL).

      🏠 For your first property

      We can assist you in applying for a change-of-use authorization, valid for 1 year and automatically renewable 5 times (Form No. 1).

      ⚠️ Important: this authorization may not be renewed by the authorities if disturbances to public order are reported — another reason to choose a reliable and professional concierge service.

      This authorization is personal, non-transferable, and cannot be applied to another property, even if owned by the same person.

      🧾 Beyond this first authorization

      If you already hold one authorization (for one property) or have used up your 6-year renewable period, you will then be subject to the compensation requirement, regardless of your property’s location in Nice (Form No. 1).
      In that case, the authorization becomes permanent and attached to the property itself.

      🌤️ A new option since 2022: the “Mixed Rental” scheme

      The Métropole has introduced a new, more flexible system:

      You can obtain one or more additional authorizations without compensation if you commit to a mixed rental model — renting your property to a student during the academic year and to tourists during the summer months (June–July–August or July–August–September).

      Certain conditions apply, and these authorizations must be renewed annually.

      The property is owned by a legal entity (SCI, SARL, etc.)

      Compensation is mandatory from the very first property.

      However, you can obtain several change-of-use authorizations if you register under the “mixed rental” scheme — renting your property to a student during the academic year and to tourists during the summer months (June–July–August or July–August–September).

      Several conditions must be met to qualify for these authorizations, which must be renewed every year.
      A preliminary application file is also mandatory before starting the activity.

      The “Mixed Rental” scheme — what exactly is it in Nice?

      Open to both individual and corporate property owners, this program allows you to rent without any compensation requirement and without limitation on the number of properties.

      It’s also a great option for owners whose change-of-use authorizations (6- or 9-year) are coming to an end.

      Under this scheme, the owner signs an agreement with both the CROUS (student housing office) and the City of Nice, committing to rent the property to students during the academic year.

      Rental prices are capped (excluding utilities) as follows (2025-2026):

      • T1: €525

      • T2: €680

      • T3: €890

      • T4 and larger: €1260

      Our commission rate varies between 20% and 30%, applied to the net amount you receive from the platforms.

      For example:

      A primary residence rented for around 120 nights per year → about 30% commission

      A well-equipped one-bedroom apartment (T2), rented exclusively for seasonal stays → around 25%

      A high-end two-bedroom apartment with two bathrooms, air conditioning, and a terrace, rented only seasonally → around 20%

      How are the commission fees calculated?

      Our commission rate is based on the net amount you actually receive from the booking platforms.

      Example:
      If a night is sold for €115 on Airbnb, the platform will transfer €100 to your account after deducting its service fees.
      👉 We calculate our commission on the €100 you receive, not on the public price.

      This ensures transparency and fairness — you only pay fees on the real income credited to you.

      Each month, we generate a detailed statement summarizing:

      The total bookings completed during the period

      The net amount paid by the platforms (Airbnb, Booking.com, etc.)

      Our concierge commission, calculated on this net amount

      Any optional services or maintenance carried out
