You are the owner, as a private individual, of an investment property (not your primary residence and not held through a company such as an SCI or SARL).

We can assist you in applying for a change-of-use authorization, valid for 1 year and automatically renewable 5 times (Form No. 1).
⚠️ Important: this authorization may not be renewed by the authorities if disturbances to public order are reported — another reason to choose a reliable and professional concierge service.
This authorization is personal, non-transferable, and cannot be applied to another property, even if owned by the same person.
🧾 Beyond this first authorization
If you already hold one authorization (for one property) or have used up your 6-year renewable period, you will then be subject to the compensation requirement, regardless of your property’s location in Nice (Form No. 1).
In that case, the authorization becomes permanent and attached to the property itself.
🌤️ A new option since 2022: the “Mixed Rental” scheme
The Métropole has introduced a new, more flexible system:
You can obtain one or more additional authorizations without compensation if you commit to a mixed rental model — renting your property to a student during the academic year and to tourists during the summer months (June–July–August or July–August–September).
Certain conditions apply, and these authorizations must be renewed annually.
